We feel the same way about banks and credit scores as you do, therefore we have NO application process! No credit checks! If you can afford the down payment, we will finance you!
Explain how a purchase and closing works, step by step?
Step 1. Click on the "BUY NOW" button at the bottom of any listing, then fill out your information. There will be a Document Prep Fee for $249.00
Step 2. If you are buying cash we will contact you about how you want to pay the remaining balance. Regardless of whether you are buying on payments or cash, within 48 hours of receiving your document prep fee/form submission we will send all documents through USPS 2 Day Priority for you to sign. There will be Sign Here/Notarize Here stickers on all paperwork and we will include a pre-paid & pre-addressed envelope for you to ship all signed documents back to us.
Step 3. Upon Receiving Paperwork back from you, If you bought as a cash purchase we will package all paperwork along with the deed and mail it off to the county to be recorded. The county will mail you the original deed after it has been fully recorded. If you financed your land, upon receiving paperwork back we will start to draft/debit your monthly payment on your monthly payment date. Upon receiving the last payment we will deed the property to you and have it recorded with the county in your name.
How long until I get my Deed?
The county will record the deed within 2-3 weeks of your purchase and you will get the original deed mailed to you 2-3 weeks after that.
When doing Seller Financing, how long does it take to close on a property after I make my down payment?
We send out your entire deed package through mail within 48 hours of receiving your document prep fee. This packet will include your Land Contract, Promissory Note, and Note Servicing Agreement. After we receive the signed documents back, we will auto draft your land payment monthly from the credit/debit you indicated. Once you make your last payment and pay off the note, a new deed will be drawn up in your name and sent to the County for Recording.
What if I change my mind, are there refunds? Unfortunately since the product being sold is real estate and not a product that can be shelved/re-stocked, all sales are final. The $249 Document Prep Free is also non refundable if paperwork has already been prepared and mailed out to buyer.
